Research Abstract |
This study considered and analysed from a theoretical viewpoint the so-called land problems, which are symbolically found in a sharp rise of land price and inefficient use of land in the recent Japan. In this study, we made two kinds of research. One is the study of effect of land tax on land price in a dynamic general equilibrium model with overlapping generations. This study analyzes how the land tax affects land prices in a setting where land is used for housing as well as a factor of production. The second study analysed how land tax affects the choice of timing and type of land development. The study made clear a little confused arguments on the problem. These studies are summarized in two working papers at Economics Department, Nagoya City University.
