| Research Abstract |
This project is an important comparative study of housing finance systems in six countries chosen from developed and developing countries particularly at the time when housing finance systems in Japan and India are undergoing change. People the world over seek the security and certainty of homeownership. Many families simply do not possess sufficient funds to purchase a house with equity, that is, to pay with cash. Debt financing has evolved as a universal alternative to paying for a house outright before taking possession. Every housing finance system struggles to create instruments that will efficiently finance the purchase of owner-occupied housing. The nature of housing, the allocation of risk and the economic and institutional factors that shape a country all contribute to the critical design differences found in mortgages worldwide. This study focussed on a comparative analysis of housing finance arrangements in four developed countries viz. Japan, United States, United Kingdom, Australia and two developing nations viz. India and Thailand The results present many ways in which some of experiences from one mortgage system can be adopted to another system in another country.
