| Outline of Final Research Achievements |
In Japan, many condominiums as well as their residents are aging. Against this background, the purpose of this study is as follows:(1) extracting and classifying the problems and issues occurring in condominiums in practice; (2) examining the legal systems and actual practice of other countries in relation to the actual situation in Japan, while taking into account the results of research on the legal systems of other countries conducted by our research group to date; (3) making proposals from an academic viewpoint for the creation of a system for a proper and smooth promotion of, (a)condominium management, and (b)regeneration(reconstruction or elimination) of condominiums, in the Japanese legal order. The academic and social significance of this research is described in the "Research Result Report" below.

| Academic Significance and Societal Importance of the Research Achievements |
本研究は、前述のように、我が国の多くのマンションが、高経年化し、その居住者が高齢化するなかにあって、我が国のマンション法制について、区分所有法制についての国際比較研究調査を踏まえて、①マンションの管理（変更を含む。）について適正かつ円滑に促進できるための制度、および②再生（建替えおよび解消）について適正かつ円滑に促進するための制度を構築するために、学術的見地から法的提言を目的とするものであり、学術的には、諸外国との法制のなかで我が国の法制がどのような特色を有するのかについて明らかにした点で意義を有し、社会的には、今後の法制の在り方を具体的に提示した点で意義を有する。
