Outline of Research at the Start

2000年代以降、わが国では超高層住宅が急増し、建物の老朽化と居住者の高齢化の「二重の老い」の問題が深刻化することが予想される。本研究は、超高層住宅の建設が特に著しい東京都区部と大阪市内を対象に、超高層住宅の建物単体が抱える二重の老いの問題が、建設時に容積率の緩和を受けるために整備された敷地内の公開空地、さらには周辺の面的な市街地環境の二重の老いの問題へと波及する可能性があることを実証的に明らかにする。この調査研究を通じて、超高層住宅の二重の老いを克服し、住宅・住宅地の持続可能性を確保するための基礎的知見を示す。
