Outline of Research at the Start

地方公共団体は特定区域の土地利用誘導と規制を通じて地域活性化に努めている。政策担当者の関心は誘導と規制が特定区域に与える効果へ向きがちになるが、それらは区域外にも影響を及ぼす。したがって、効果的な政策を導くためには広域を分析対象とすることが望まれる。本研究は誘導と規制の効果を特定区域だけでなく、区域外も含めて検証することを目的する。具体的な効果項目は以下の通りである。
①立地適正化計画に基づき定められた誘導区域が都市全体の小売業、人口、地価分布に与える効果検証
②ワンルームマンション建設規制が地域全体の家賃、間取り構成、世帯構成に与える効果検証
③新幹線駅誘致が地域全体の旅行・宿泊業に与える効果検証
