Research Abstract

Unregulated scattering of urban land use near big cities is one of the biggest problem to be orderd. Most of them are originated with arable land that means both agricultural and urban land use planning are requested to be prepared under good relations. New findings in this research are concluded as follows.
Landuse regulation policy based on the law system are understood in 4 ages in Japan.
Farmers who have arable land readily located for urban use are found not intended to release their land in near future. Urbanizations are starting along main road at outer urban. Arable land price can be estimated based on capital gain at suburbs while on farm rent at country side.
Infra structures play big roll in urbanization regulation as they give apparent standard on actual land use. Data base system is hopefully prepared to give accumulated informations for reasonable land use regulating rules. Remote sensing technics are prepared improved specially to descrive land use conditions.
