Research Abstract |
The first purpose of this study is to examine the factor which are concerned with change of market price of used flats supplied by Japan Housing Corporation. The second purpose is to find the counter measurs for the flats which deteriorated the market price and losed the facination to live comfortable or changed into delapidated flats. Conclusion are as follows. The main factors concerned with change of the market price are the housing demand, the developing conditions of surrounding area and maintenance conditions. Among these factors,the change of housing demand contribute extremly to the market price. The flats small size like (3DK ) or the flats in unfavarable location are very disadvantageous in current market.This tendency will be more remarkble in future than that of present time,for reason of the special population curve in Japan and the change of young people's residential preference. As counter measurs for these problems, house improvement, especialy cooperative extention of flat and rebuilding were examined in this study in point of land economy, housing demand, dweller's consciouness, and construction work. Limited to say in respect of economical possibility,these counter measurs would be able to practice in many old housing estates . But mutual agreement for the practice wouldn't be able to get without many difficulties because of dweller's various consiousness.
