Research Abstract |
Urban transportation system is usually developed with some peripheral infrastructures and shopping complex. These exert the effect and uneffect on the periphery area individually. Although some of existing methods are able to measure the total of the benefit, they are not able to evaluate the rate of contribution that each part of the comprehensive development makes. By applying the Hedonic approach to the subway system in Sendai the present paper separates the contribution of such effect by part of the development. The existence of joint development effect with related infrastructure is confirmed by adopting the explanation variable with the form of the product in a land price equation. Furthermore, it is also confirmed that evaluating the convenience of plural shopping centers as the log sum variable increases the coefficient of determination. Several preconditions are required in order that the measuring value by this approach is a real value. Especially the same utility functions of residents of these preconditions are focused. By developing the model that hypothesized 2 kind of residents whose preference for using subway systems differ, the nature of the evaluated effect on the base of the latter price system is examined theoretically. In the case that the person who prefers for subway is inclined to inhibit the subway station periphery, it is proven that this approach evaluates an effect smaller than real value. Furthermore, by this approach , the effect showed that is measured smaller than about 13% of real value. Also, expanding the research object in the road and flood control institution between the cities, a joint development effect is calculated by using a general equilibrium model. Although only about 0.3% of a joint development effect is calculated in this case, the existence is confirmed.
