Research Abstract |
Recognition of change in Townscape is brought by accumulation of individual alteration in buildings or/and unexpected change in volume and height, of buildings in ordinary urbanized area where continuous reconstructions are observed. These townscape has own locality that appears in open-space design and activities as well as building design and their characteristics are much depend on local environment and living culture. As, moreover, it is when the building change appears in contrast, with adjacent, environment, that we recognize alteration of local townscape, townscape should be evaluated in the context of the local environment and relationship among neighbored conditions rather than individual site conditions. Site reorganization both subdivision and consolidation is often accompanied with the redevelopment when the significant change in townscape is recognized. Different type of building volume or design usually result from land use change or redevelopment Thus, land use control, site control and adjustment of redevelopment project from the aspect. of coordination in volume and interaction among adjacent space conditions, as well as design control, are effective for local townscape development. In order to improve common understanding of local townscape and to acquire ability to coordinate the changes, it is important to understand the meanings of abstractive regulations in relation to own living environment. In addition to this, the validity of legal adjustment procedure based on the regulations with local discretion should be discussed to develop the locality and amenity of townscape. The profession and objective evaluation should be socially established for promoting legal adjustment procedure as townscape control system.
