Outline of Annual Research Achievements |
Phase 1 which involves the development of an optimization model that is informed by the empirical studies of designation impacts and potential impacts (in the residential and tourism sector) was focused upon to improve the preliminary model’ s mathematical formulation. Therefore, the econometric study of the tourism sector along the Japanese coastline was conducted to identify the value of the sea view. This is so that quantification of a commodity like view which will be affected by sea wall development is possible. A publication was made on this study as well.

2: Research has progressed on the whole more than it was originally planned.
Reason
Phase 1 has progresses as expected and a new publication regarding the optimization model is underway. Some minor future delay can be expected however, since the PI is currently on leave.

Strategy for Future Research Activity |
Next steps will focus on Phase 2 - the incorporation of spatial optimization criteria into the model to allow for practical zoning designations by enabling clustered zoning and reduce unnecessary dispersion, while the consideration of current and future land-use and its scope of change due to development speed. This work is expected to be presented virtually as well.

Causes of Carryover |
Since there was disruption in data collection the amount expected to be used for travel in relation to that will be used this year. Other than this, a conference attendance and publication fee is also planned for this year. Other expenses are mostly for necessary consumables and research resources including equipment.
