Outline of Research at the Start |
高さ60m超の共同住宅は超高層住宅と呼ばれ、それらの多くは都市開発諸制度を活用して容積率制限緩和等の特例的措置を受けて計画される。本研究では、全国すべての超高層住宅を対象に、立地特性や都市開発諸制度等が超高層住宅の実際の形態に与えてきた影響のメカニズムと制度に内在する課題を明らかにし、改善提案を行う。

Outline of Final Research Achievements |
Most super high-rise housings is subject to relaxation of floor area ratio restrictions (regulations regulating the ratio of floor area to site area) due to the application of various urban renewal measures. In the first year, the result of this study was to grasp the locations of super high-rise housing in all over Japan and analyzed the size, building density, and types of urban renewal measures that were applied.In the final year, field surveys were conducted mainly in center area of Tokyo and Osaka City, where there are many super high-rise housings. In terms of resident activities in super high-rise housings, the actual conditions of community spaces were investigated. In addition, In the terms of cityscape planning, which has been emphasized in recent years, the factors of changes in the elevation design in super high-rise housings which are in center area of Tokyo with the height of 100m or more were revealed.

Academic Significance and Societal Importance of the Research Achievements |
超高層住宅は大都市を中心に全国の各都市に分布し、高密度居住の一様相として普及、定着した。超高層住宅はその規模や高さゆえに、圧迫感や日影、風害、都市景観など周辺の都市環境に与える影響が大きい。また、老朽化にともなう建替えは非常に困難である。 本研究の目的は、超高層住宅の建築計画を都市開発諸制度や立地特性の面から把握し、内在する課題を認識することにある、その意義は、将来的にも増加が予想される超高層住宅の建築計画とそれを推進する都市開発諸制度のあり方に重要な知見を与えることである。
