Research Abstract |
We study on Nonresident, Mobilization, Tendency of location and supply, and Scatterating process of absentee owner of condominium in Sapporo, Sendai, Ohmiya, Chiba, Nagoya, Sakai, Hiroshima and Fukuoka, Japan. We relate on outline of analyese. 1. "Bed-Town" of metropolitan area, rate of absentee owner is suppressed, but mobilization is observed frequently. This indicates development of market of housing stock, and priority of housing demand for stable settlement. 2. Rate of absentee reaches to 40% in regional hub city, and demand of rental housing, office and Multi-habitation grow. So mobilization is suppressed by priority of investment. 3. We frequentry observed absentee owner in condominium built immediately after Oil-Shock. and those stock are confronted by instable resident. 4. Nonresident is influences of location, period, developer and so on, but these influences are severally introduced by regional special conditions of housing market and each city has peculia tendency. 5. Rental housing by nonresident contributed to housing market and especially small-sized rental housing is overemphasized in construction, and "ren tal" condominium is equivalent to demand of midle or large seized rental housing regarded as stable types. 6. Condominium grew in owner-occupied housing policy is equivalent to social demand of hired house, and contradiction infulu ences to not only limitations of house of subdivided lot, but also problem as housing stock. Absentee owner and its regional scatteration indicate turning point of social policy for condominium.
