Research Abstract |
This research project, consisting of surveys, hearings, analyses, and studies on building construction market, building construction industry, and professional skills in building construction, has been conducted for three years, and was finalized in 2004. In the research on the building construction market, the statistical trends of housing demand and non-housing demand was investigated. At the same time, the relationship between the statistical data and the current background as well as the future trend of building construction demand was studied. The results of analysis of the relationship between building construction demand and GDP in various countries reveal that the housing demand is likely to severely decline in the future, whereas the non-housing demand that has remained sluggish these days is not likely to further decline. ion industry, changes in the reliability between owners and general contractors as well as changes in their position in negotiations were analyzed. It is revealed that, owners have thrown full responsibility on general contractors, though building construction work has been conventionally carried out under the control of the contractors. The analytical results also show that such a system is now changing due to a change in owners' awareness on building purchasing. A possibility of structural change in the building construction industry is also suggested. It is pointed out that owners' position in ordering might gain more importance during such a structural change. In the research on the professional skills for building construction industry, it is revealed that the demand for various professional skills required for construction project of new buildings will decline, while the demand for professional skills targeted at the building stock market will increase In accordance with a change in a balance between supply side and demand side for professional skills in building construction, it is expected that the content of adult retraining and university education should be changed. It is also pointed out that the need for new professional skills will be highly expected not only for the support tasks for owners but also for a wide variety of building construction activities.
